Addressing the perils of urban decay head-on, Uttar Pradesh Chief Minister Yogi Adityanath’s cabinet has greenlit the Uttar Pradesh Urban Redevelopment Policy-2026. It zeroes in on rejuvenating group housing societies over 25 years old, converting hazardous relics into secure, amenity-packed modern residences. The urban planning department’s gazette notification marks the policy’s official launch.
Rampant city expansion has left countless apartments vulnerable, with failing foundations and inefficient land use. This initiative promises safer homes, smarter development, and a boom in construction jobs, real estate activity, and related fields. Stakeholders view it as pivotal for evolving Uttar Pradesh’s skylines.
Criteria target 25-year-old or structurally unsafe projects. Apartment bodies require 2/3rd approval; small sites under 1,500 sqm, individual homes, and specific lands like nazul or leases are out. Flexible models include state agency execution, PPP triads with developers and residents, or independent society projects.
Detail-rich DPRs mandate specs on flats, parking, shared facilities, temporary relocations with rent/housing support, finances, and deadlines—typically three years, extendable twice. Zoning flexibilities and multi-plot integrations facilitate seamless, innovative redevelopment.
Uttar Pradesh is setting a national benchmark with this policy, harmonizing resident welfare, urban density management, and economic vitality for sustainable growth.
