Apple’s expansion in India includes a major investment in Mumbai, where the company has leased a substantial office space in the BKC area. The lease for the Maker Maxity complex encompasses 37,549 square feet. Under the terms of the 55-month lease, Apple India will pay ₹2.55 crore per month to Agni Commex LLP starting June 2026. This translates to a rate of ₹660 per square foot, exceeding the average rental range in BKC, which reflects Apple’s premium positioning. The agreement includes a 4% annual rent increase, indicating that the cost will rise over the long term. Despite the high cost, Apple has secured this high-end office space, demonstrating its strategic focus on India. Apple already occupies space on the fifth, sixth, seventh, and eighth floors of Maker Maxity.
